Comprehensive HVAC Maintenance Plans in Pensacola, FL

HVAC equipment on the Gulf Coast works hard. Cooling seasons are long, humidity levels are high throughout most of the year, and salt air is tough on outdoor units, especially near the coast. Regular maintenance keeps a system running closer to the way it was designed to run, catches small issues before they turn into bigger repairs, and helps the equipment last longer than it otherwise would.

M3 Air Conditioning Services’ maintenance plan starts at $9.99 a month, or $120 paid annually. The base plan includes one full maintenance visit per year and 10% off any repair work your system needs. From there, you can add to the plan based on your home, your equipment, and the level of coverage you actually want.

Start a Plan That Fits Your System

Tell us a bit about your equipment, and we’ll walk you through what the plan would look like for your home. Pricing is straightforward, and you only pay for the add-ons you choose.

What's Included in the Base
Maintenance Plan

The base plan covers one maintenance visit per year. Your technician works through a checklist to verify that the major systems inside the unit are operating within manufacturer tolerances. During the visit, your technician will check:

  • Refrigerant pressures and readings: verify subcool and superheat to confirm the system is moving refrigerant correctly
  • Air temperature readings: measure return and supply temperatures to confirm effective heating and cooling
  • Visual coil and filter inspection: check the return air filter and both the indoor and outdoor coils
  • Motor amperage and voltage: measure motor amperage and test the incoming voltage to the unit
  • Capacitor readings: check the capacitors (small electrical components that help motors start) to confirm they’re within tolerance

You also get 10% off any repairs that come out of the maintenance visit, or that your system needs over the course of the year.

Coverage and Service Visit Add-Ons

These add-ons expand how much of your system the plan covers, or how often we visit. They’re useful for homes with more than one unit, mini split owners, or anyone who wants both spring and fall service.

  • Fall visit: an additional yearly visit to prepare your system for winter
  • Additional unit: coverage for a second or third HVAC unit at the same address
  • Additional multi-zone head: coverage for an extra indoor unit on a mini split system

Cleaning, Parts, and Supply Add-Ons

These add-ons cover the wear items and seasonal cleanings that keep a system running well year after year. You can add just the ones that match your equipment’s needs.

  • Year’s supply of air filters: up to 12 filters per year in one filter size
  • Condenser coil cleaning, deep clean: disassemble the outdoor unit, clear debris, and chemically clean the coil
  • Condenser coil cleaning, light clean: remove the top of the outdoor unit, clear debris, and rinse the coil
  • In-place no-rinse coil cleaning: a non-rinsing cleaner for the indoor coil that reduces odors and slows organic growth
  • Drain cartridge replacement: a new six-month cartridge for the Asurity BG-400 drain treatment system
  • UV light bulb replacement: a fresh bulb to keep your UV light slowing organic growth inside the system
  • Mini split indoor unit cleaning: a thorough cleaning of the indoor head to maintain airflow and efficiency
A maintenance plan is a practical way to extend the life of a significant investment in your home.

Why HVAC Maintenance Matters

Regular maintenance does measurable work on a system. It identifies small issues before they become expensive repairs, keeps the equipment operating closer to factory specifications, and creates the documented service history that most manufacturer warranties require.

Early Detection of
Developing Issues

Annual diagnostics identify problems while they’re still inexpensive to address

On the Gulf Coast, cooling seasons run long enough that small inefficiencies in spring can compound into significant repairs by fall.

Sustained Equipment Performance and Efficiency

Properly maintained systems use less energy and have longer service lives.

Manufacturer efficiency ratings assume regular service. Without it, efficiency declines steadily and shows up on the utility bill.

Documented Service for Warranty Protection

Most manufacturer warranties require an annual maintenance record to remain valid.

A claim on a covered component can be denied without proof of regular service. Your plan visit produces that documentation each year.
